40 Bleecker is a 61-unit luxury residential building at the corner of Bleecker and Mulberry Streets in Manhattan’s NoHo neighborhood. The building blends modern architectural design with the historic character of its surroundings, featuring elegantly curved façades, generously scaled windows, and sculpted penthouse terraces. Ryan Korban led the interior design, bringing his signature “Romantic Brutalism” approach to residential spaces for the first time. His work balances sophisticated materials, muted color palettes, and meticulous detailing—such as dove grey terrazzo floors, marble-encased sofas, and custom cabinetry—to create interiors that feel both luxurious and livable. Every unit is unique, and even transitional spaces like hallways are thoughtfully designed to enhance the experience of daily life. Korban’s attention to both aesthetics and functionality ensures that 40 Bleecker delivers a refined, modern living experience while maintaining a timeless elegance.
I joined the team on a site visit after completion of this project. My involvement was limited,
but it offered me the opportunity to observe the final stages and better understand the office’s
approach to execution and delivery.
